Federation and Californian bungalow houses from the 1910s to 1930s dominate the East conservation area here, mostly double-brick with tiled roofs, alongside post-war infill and newer apartments clustered near the station and the Chatswood border. Muttama Road runs through the heart of that older streetscape.

Heavily treed streets across the conservation precinct send roots into the original clay sewer lines under those homes, one of the more predictable causes of a blocked line here. The same pre-1940s housing was laid with earthenware drainage that's now well past its working life, cracking and letting in roots at the joints.

The suburb's hilly, sandstone-and-shale terrain adds to it. Runoff concentrates in the lower streets during heavy rain, silting up drains that already have enough working against them underground.

Autumn brings its own version of the same problem. Leaf fall from the heavy street canopy settles into grates and gully traps faster than it clears, and a drain that's coping fine in summer can back up after a few weeks of accumulated leaf litter.

It's a slow build rather than a sudden failure, which is exactly why it catches people by surprise when a drain finally gives up on a wet afternoon.

Ageing hot water systems. The dominant interwar double-brick stock commonly runs decades-old storage units nearing failure, which tend to go without warning.

Flexi-hose bursts. Kitchen and bathroom updates are constant here, and each one adds flexi hoses, fittings prone to sudden failure rather than a slow, obvious warning.

Pipework giving out from age. Century-old galvanised and clay pipework can burst suddenly, especially after a dry spell followed by heavy rain. Ground that's shrunk during a dry stretch then swells again once the rain returns, and that movement is often enough to finish off a pipe that was already close to failing.

The mix of heritage streets and industrial precinct here isn't something we're learning on the job; Willoughby's right next door, and this stretch is part of the regular week.

Being on the regular run also means we're not learning the conservation-area quirks for the first time on your job. A double-brick 1920s bungalow behaves differently underground to a newer apartment fit-out, and knowing that upfront saves time once we're actually on site.
