The residential ridges here still carry plenty of Federation and Californian-bungalow-era houses from the years after the 1890s railway arrived, while a dense cluster of high-rise apartments has grown up around the station and CBD core since the 2000s.

That contrast matters underground as much as it does above it. The older ridge homes still largely run original clay drainage, laid decades before plastic pipe was standard, while the newer towers carry shared risers and stacks serving dozens of units on the one line.

Heavy summer downpours load the older stormwater drains on that ridge hard, and a surcharge during a genuine deluge can back up toward ground-floor fixtures in both the old houses and the newer developments nearby.

A shared building brings its own complications too. When one unit's hot water system fails, it can affect several households on the same stack, not just the person who called, so we always ask early on whether a property's part of a larger building.

That single question changes how we approach the job, from who needs to be told it's happening to how access into a plant room or riser cupboard actually works.

Beyond the drainage and stormwater story, a few other patterns turn up often here.

Flexi-hose failures. A steady run of kitchen and bathroom renovations keeps installing new flexi hoses across both the houses and the apartments, and when one finally lets go, it's usually sudden and total.

Ageing hot water systems. Long-held houses from the postwar era commonly run hot water units nearing or past their working life, which tend to fail suddenly rather than gradually. We'd rather replace a tired unit on a planned visit than have a family wake up to a cold shower and no warning.

Old pipework bursting outright. Original clay and metal pipework in the pre-war housing can fail abruptly, not just leak slowly.

None of these are unique on their own, but seeing all three so close together, ridge-top heritage homes a short walk from towers barely two decades old, is what makes this particular patch different to service.
