Small Federation-era cottages, detached and semi-detached, built between the 1880s and 1910s in timber and brick, define this suburb more than almost anywhere else nearby. Willoughby Road and Central Street run past rows of them, among the oldest housing stock on the whole North Shore.

Drainage under cottages this age is old-style ceramic pipe, and well over a century in the ground has left it cracked and shifted more than most modern material would tolerate. The mature street trees that give the suburb its leafy, village feel are the main reason those joints keep letting roots through.

Later medium-density townhouses have filled in some of the gaps over recent decades, but the older cottage core is still what defines most of the plumbing calls we take out this way.

A cottage that's been in one family for generations often has the original drainage running the full length of the block, never replaced because it never quite failed enough to justify it. That's the property most likely to call us the day it finally does.

A few patterns turn up consistently in the older cottage streets.

Tired hot water units. Owner-occupiers here tend to keep the original unit running for decades, well past the point most tradies would replace it, so failure tends to arrive suddenly.

Flexi-hose bursts. Bathrooms and kitchens redone over the years now lean on flexi hoses, and when one of those finally gives out, it does so all at once, with no drip to warn you first.

Stormwater surcharge. Drainage here feeds toward the Flat Rock Creek catchment, and intense storms can surcharge the old lines and back water up into low-lying yards. Much of that catchment now runs as an enclosed tunnel rather than an open creek, so a genuinely heavy downpour has fewer places to go before it pushes back through a household drain instead.

Enough of these cottages have had us out that we can usually guess the problem from the front gate: original drainage, a mature tree too close to the line, a joint that's finally given up.

That's what comes from this being part of our regular week rather than an occasional stretch from Willoughby next door. City of Willoughby's rules apply here the same way they do at home, and pricing doesn't shift because a job's a suburb over.
